What does the home buying process look like when buying for the first time?
- Speak with one of our advisers to help you find out how much you can borrow. When you visit the estate agent they’ll advise you to sit with their mortgage adviser, who’ll also let you know how much you can afford, but they’ll also tell the estate agent. So when it comes to putting offers on properties the agents know how much you can afford, and remember, the estate agents job is to sell the property for as much as possible. When you speak with our advisers we are looking to make sure that your needs are met.
- Our advisers will also be able to give you some insight into what mortgages are all about. We’ll look to give you support and knowledge to make sure that you get the mortgage that suits you and you understand the process in plain simple terms. We want to make sure that you’re confident in buying your first house.
- Start house hunting. Using all of the tools available you need to search out the property that feels like home. There will be plenty to choose from so at this stage you need to make sure that you're 100% confident that it’s the right house for you. Do you want to move straight in without doing any DIY or are you looking to put your own stamp on the house?
- Time to make an offer on the property. How are your negotiating skills? Our team of advisers are happy to help you at this stage. We can put the offers in for you or can give you some hints and tips to make sure that you get the most suitable deal possible.
- Once you have an offer accepted let us know so that we can get things moving. There’s now plenty for us to do, our team will start building the mortgage and putting the detail to the application for you. We’ll liaise with you and the mortgage company and aim to get a formal mortgage offer to your solicitor within 2 weeks. We can refer local trusted solicitors if you wish or use your own, but we’ll work to get the finance sorted quickly.
- Exchange of contracts. This will happen once all parties solicitors are happy that all of the finances and legalities are in place and both seller and purchaser are ready. Once you’ve exchanged contracts most of the hard work is done.
- Completion day. Both parties to the sale will have set the completion day and this is when the solicitors request the funds from the mortgage company to add to the deposit that you will have paid and then they transfer the money to the sellers solicitor. Once this has happened you’ll be notified by the solicitor or estate agents and you can collect the keys. Remember to have booked a removal van if needed, and settle in to your new house.
- Start enjoying your new home. Our advisers will always be on hand if you have any concerns or are looking to clarify any part of the process.
